This may seem obvious but it can so often be overlooked. A fresh lick of paint can make all the difference to a property. With a fresh, clean appeal it can make a room look brighter, bigger and in a better condition almost instantly. Be sure to go for neutral colours!

 

Houses move and change over time and cosmetic cracks often appear, filling ceiling or wall cracks in before viewings will help to prevent potential occupiers from being put off.

 

Older houses especially are prone to creaky doors and when you’re occupying a property, it’s easy to tune out the noise – it’s not as easy to tune out on a viewing though so get some oil on those doors!

 

This is possibly the most important aspect and it’s so easy to fix! Sticky floors, limescale taps, dirty windows – so easy to overlook when it’s your own property but those viewing will more than likely notice if you don’t do it.

 

When someone is viewing a property, they want to be able to imagine themselves living there. Whilst you love all the quirky and wonderful belongings you’ve collected over the years, your viewer may not – so try to have a declutter beforehand and store those wonderful belongings safely away.

 

Some people swear by the idea that you should bake bread before a viewing as they believe it will make people feel more at home while viewing. Whilst that sounds lovely (and delicious) it’s not always practical, but the idea of nice smells still stands – ensure the property is aired out and smelling its best before the viewing.

 

If you want your property to truly look its best, adding some mirrors can create a sense of extra space and light in the property. Fresh flowers are also recommended as they give the impression that the property has been taken care of– plus, who doesn’t love flowers?
